Loan

We have been pre-approved for a VA home loan. Now I am house hunting and I’m wondering how much of a pain a foreclosure or short sale is going to be with VA. I know VA has their stipulations on closing costs, and condition of the house. Then I’m seeing lots of foreclosures/short sales that have a list of things that often contradict the VA such as they will not repair anything, which is VA required. Are banks often flexible changing some of these things? Or am I better off avoiding short sale/foreclosures since they tend to drag out longer and probably will conflict with VA requirements?

I do not have a realtor yet, I’m taking a trip this weekend to look at some places. We are moving from San Diego to the Phoenix area. I just wanted a better idea what I’m getting into here.

i heard astrive has high rates and im looking for a student loan program that doesnt do like a credit check i guess? and also gives me the money first, not to the school, because i need it for school needs and boarding. Anyone know of any good student loan programs that have godo interest rates that can be paid back after graduation or with a flexible payment arrangment? I need the money really soon and I’m not exactly sure who to call or what to do. any ideas of places and what direction i should head? also i wont have a co-signer, and i need the money to be made out for me, not to the school. thanks anyone who can help

I got 2 Federal Stafford loan, one from undergrad and one from graduated school, paying payments to ACS, no late payments. What is the best way to consolidate those loans? Since interest rate is so low now. Thanks in advance.
